To rent a home from Accel Property Management & Investments, LLC you must meet the following rental criteria:
- You must make at least 3 times the rent in gross monthly income. To verify this we need a copy of your most recent paycheck stub. If you are self-employed we need a copy of the last 2 years of tax returns.
- Each adult over 18 must provide a photo ID.
- Each adult over 18 will need to fill out our on-line application. The cost is $50 per person. We will check credit, criminal background, and a rental history if you have been renting. Our application process takes 1 to 3 days to complete.

Q. WHAT DO I NEED TO DO TO GET MY FULL SECURITY DEPOSIT BACK?
A. You must give a 30 day Notice to Vacate. Click here to fill out the Notice to Vacate. Your notice must be given 30 days prior to moving but on or after the expiration of your lease. You must give us a forwarding address. You must follow the Move Out Procedures for cleaning & key return. Click here for the Move Out Procedure.
Q. HOW LONG AFTER I MOVE OUT WILL IT TAKE TO GET MY DEPOSIT BACK?
A. Within 30 days of moving out you will get an accounting of your security deposit mailed to you.
Q. WHAT TYPES OF THINGS CAN BE DEDUCTED FROM MY SECURITY DEPOSIT?
A. Monies owed and damages to the property beyond normal wear and tear. See the lease section 10D.
Q. DOES ACCEL PROPERTY MANAGEMENT & INVESTMENTS, LLC HAVE AN INCENTIVE TO KEEP PART OR ALL OF MY DEPOSIT?
A. No, we prefer you return the property to us in excellent condition minus normal wear and tear. That means we can immediately market the property and we don’t have to hassle with scheduling and waiting on vendors to get the property ready to rent.
Q. WHAT HAPPENS TO THE INVENTORY AND CONDITION FORM I FILLED OUT WHEN I MOVED IN?
A. We use this form to compare the condition of the property when you moved in to the condition when you move out.
Q. WHAT IF I HAVE BAD CREDIT? AM I AUTOMATICALLY INELIGIBLE TO RENT A PROPERTY?
A. Not necessarily. We understand that everyone faces challenges and that does not necessarily mean you won’t be a good rental candidate, however, you may be charged a higher than normal security deposit.
Q. IF I’M NOT FINANCIALLY RESPONSIBLE FOR THE RENT DOES MY NAME HAVE TO GO ON THE LEASE?
A. All people who will be occupying the property need to be identified on the lease as occupants. That does not necessarily mean you will be a lease signer.
Q. WHEN IS MY RENT DUE & WHEN IS IT CONSIDERED LATE?
A. Your rent is due on the 1st of the month and considered late on the 4th of the month, unless your lease states otherwise. You have until the close of banking on the 3rd day of the month to have your rent submitted. See your lease for the specific late fee amount.
Q. ARE PETS ALLOWED?
A. Some owners will allow pets in their properties and other will not. For all pets there is a non-refundable pet fee for each pet. You must also fill out and sign the pet agreement.
Q. CAN I HAVE AN ABOVE GROUND POOL, HOT TUB OR TRAMPOLINE?
A. No, because of liability issues the lease prohibits these items. See section 12D of your lease.

If you have a routine repair request fill out the form below. You will receive an email confirmation within 1 business day that your repair request has been received. IF YOU DO NOT HEAR FROM US WITHIN THAT TIME PLEASE RESUBMIT THE REQUEST. All repairs will be performed during normal business hours. Please be advised that the Landlord will not authorize the paying of overtime or after-hours charges, except in the case of an emergency.
TENANTS REQUIRING AFTER HOURS APPOINTMENTS IN NON-EMERGENCIES WILL BE CHARGED ANY AFTER-HOURS CHARGES REQUIRED BY THE VENDOR. I understand and acknowledge that if the repair I am submitting is found to be of Tenant responsibility or cause that I will be invoiced for part or all of the incurred charges.
